The Team

About the company:

Centrado Limited is headed up by our resident finance expert and company director Mel Fordham.

With over 20 years of experience he is a recognised figure and writes a regular column for industry magazine Bridging Introducer. Mel has led Centrado Ltd to provide mortgages and life insurance to hundreds of happy satisfied customers.

Centrado has access to a network of mainstream and private funds which allow us to offer exclusive packages you will not find elsewhere. Our innovative and market leading products can be used for most residential and buy to let property transactions. You will find our approach different, every proposal is underwritten objectively and assessed on its own merit, taking a pragmatic and entrepreneurial approach. The process is simple, straightforward and paperwork kept to a minimum. We never ask for upfront fees.

Centrado pride ourselves on offering an exceptional level of service. The company reputation in the industry speaks for itself. We can provide decisions in hours and loan completions without delays.

Our resident ‘best friend’ is Diesel and he is our office dog. He loves walks and adores cheese. When he is not sleeping he makes his way round to everyone to say “hi” with a paw-shake. Diesel has a weird obsession with walking through his favourite members of the team’s legs…very unusual.

The director of Centrado have vast experience and have been arranging mortgages for clients since 1993 as such no matter how complicated or specific your requirements we are confident we will be able to find a mortgage solution that meets your requirements. We understand that arranging a mortgage or finance can be stressful and daunting the process can be cluttered with words and phrases you may not fully understand. At Centrado we will take time to explain every aspect of the process to ensure you understand how things work and help you make informed decisions and are able to consider all options available.

You may think comparison websites will find you the same lender as any intermediary can? Well, that may very well be the case in some instances; but at Centrado, we understand that most of our clients lead very busy lives and can only talk or explain their requirements fully at times when banks and lenders are closed, which can be very frustrating. In contrast; Someone at Centrado will be available late into the evening or at times over the weekend when it’s convenient for YOU. In addition we will NOT ask you to attend meetings or interviews that are not necessary, just because it’s “our procedure”.

We believe that communication is vital. This includes just a simple acknowledgement, confirming receipt of documents and emails, keeping you informed, even if that’s when we are chasing for progress updates, requesting information, providing binding mortgage offers or delivering outcomes which are not the news we expected.

Centrado have access to a comprehensive range of lenders that cover a spectrum of situations and requirements, we have exclusive facilities and in most instances can discuss the proposal, identify any potential issues and find solutions even before a formal application is made. This will save time and ensures when your application is made there is no delay or requests for information that is not relevant.

Terms of Business

These Terms of Business apply until further notice. Either we or you can end them at any time, without penalty and this will not affect any outstanding transactions being carried out on your behalf.

Investment Advice and Recommendations

Any investment advice your adviser provides will be based on your personal financial objectives. We will confirm these objectives, and the reasons for each recommendation in a “Reason for Recommendation” letter. If you have asked for any restrictions on the types of investment or the markets you wish to invest in, these will be confirmed in the Reason for Recommendation letter.

Your Duty of Disclosure

It is your responsibility to provide complete and accurate information to insurers when you take out an insurance policy. It is important that all statements made on the proposal form, or on any additional documentation are full and accurate. Please be aware that if you fail to disclose any relevant information, or any change of circumstances to your insurer then any claim may not be paid. We strongly recommend that the information you provide is checked thoroughly prior to submission.

Acting in your Best Interests

If any material interest or conflict of interest should arise in business that we are arranging for you, we will let you know and ask for your consent before we carry out your instructions.

Your Rights and Client Classification

The FCA has rules which affect the rights you have as a customer.

We classify all our individual customers as ‘retail’ customers. As a retail customer you have rights under the Financial Ombudsman Service and the Financial Services Compensation Scheme (FSCS). These are set out in the Initial Disclosure Document – “What to do if you have a complaint” and “Are we covered by the Financial Services Compensation Scheme” sections. We have internal complaint handling procedures available – ask us if you would like a copy.

There are other classifications of customer that don’t have these rights. These are “professional” customers – such as listed companies, local authorities and larger partnerships or trusts. Also “eligible counterparties” (e.g. national governments and other state bodies, banks or regulated financial services firms).

 

These Terms of Business will apply from 1/12/2007 and will remain valid until further notice. We reserve the right to change them or anything in them at any time. Either we or you can end them at any time, without penalty and this will not affect any outstanding transactions being carried out on your behalf.

Data Protection Act 1998

The personal information you provide will assist your financial adviser in offering you the best advice as required by the Financial Services and Markets Act 2000.  The personal data you provide will be used and stored in accordance with the Data Protection Act 1998. To understand exactly what data we hold, why we hold it and your rights under the Data Protection Act 1998 our Fair Processing.

Client Money (Please note: We do not handle Client Money)

We never handle cash and will not accept a cheque made out to us (unless it is a cheque in settlement of monies owed to us).

Governing Law

This agreement shall be governed and construed in accordance with the laws of England and Wales. In relation to any dispute, the client irrevocably agrees to submit to the non-exclusive jurisdiction of the English courts.

Financial Crime

All transactions relating to the services provided by us are covered by Money Laundering Regulations and the Proceeds of Crime Act. The FCA also requires that we have appropriate measures in place to prevent the furtherance of financial crime. Our responsibilities under these Regulations, and the rules of the FCA, include but are not limited to verifying the identity and address of our clients and of any third party making payments on their behalf. Where we require, you must supply proof of your identity in accordance with the requirements of the above Regulations.

Such verification may include electronic searches of the electoral roll and the use of credit reference agencies, which will result in a ‘soft foot-print’ on your credit records. This foot-print is not visible to other financial service providers and does not affect your credit rating in anyway. In accordance with the Data Protection Act 1998 acceptance of these terms and conditions represents your permission to us to access this information.

 

The value of your investments can go down as well as up, so you could get back less than you invested.

 


 

Centrado Ltd – T&C For Kindle Fire Offer

The Kindle will be awarded to one client ONLY per application (for joint or multiple applicants) and unless otherwise confirmed by all parties will be provided to the first name applicant. For the avoidance of doubt; if the same applicants make multiple applications one Kindle will be provided for each application that completes.

The Kindle will be awarded for any application made between 1st March & 31st May 2017 that leads to a completion. For the avoidance of doubt this must be a full, complete, signed application with all supporting documents provided and applicable fees paid. For the avoidance of doubt this is not a prize.

The offer is strictly subject to availability.

In the event the Kindle is not available a cash equivalent will be provided no other alternative is offered or available.

The offer is subject to confirmation of legal completion of the mortgage or finance which has been applied for and all fees due to Centrado Ltd having been paid in full. In the event the application is cancelled or proves abortive for any reason and does not complete the Kindle will NOT be awarded.

The Kindle will be posted by Recorded delivery to any main land UK address as directed by the applicants. Centrado will not be responsible for any damage caused during delivery or posting. In the event the Kindle is to be posted to a third party Centrado will require written confirmation of consent to this from all parties to the completed mortgage or finance application.

In the event of a dispute between the applicants regarding the Kindle which remains un-resolved for more than 20 days Centrado will send the Kindle to the security address or first listed address on the application in the event of a Buy To Let or commercial application.

Centrado will cover the cost of postage once only. If for any reason the Kindle is returned un-delivered the recipient will be required to pay for any cost incurred to re-send.

Centrado will not be responsible for any malfunction or repairs of the Kindle but will provide details of the supplier. The recipient will be expected to deal directly with the supplier in this respect.

Centrado offers nor implies any warranty in respect of the performance, capability or functionality of the Kindle. The recipient must ensure the Kindle is in a safe and operable condition prior to using it.

The decision of the promoters on any matter relating to these rules shall be absolute and final.
